Buyer & Seller Representation

Meet Riley
I got into real estate because I got tired of watching people make one of the biggest financial decisions of their life without actually understanding what they were deciding. My job isn't to sell you on a house — it's to make sure you know exactly what you're looking at, what it's worth, and what it'll take, so the decision is actually yours. Buyers and sellers both get the same thing from me: straight answers, real communication, and someone who'll tell you the truth even when it's not what you want to hear.
Good Decisions Start With Good Information.
Most people don't buy or sell a house often enough to know what happens next — and that's exactly where things go wrong. So we start there. You'll understand what you're looking at, what it's worth, and what it'll take, before you're ever asked to decide anything. Questions are encouraged. All of them. If a house isn't right, I'll tell you. If waiting is smarter, I'll tell you that too.

HOW I WORK
Joplin Real Estate
Two Paths.
The Same Standard
Whether you're buying your first house or selling one you've lived in for twenty years, the work is the same: know what you're looking at before you're asked to decide.
Buying, Refined
The listings are already on your phone. What's harder to get is a straight answer about what a place is worth, what it will cost you after closing, and where you have room to push.
WHAT IT'S WORTH
What recent comparable sales actually support, and where the asking price sits against them.
WHAT CONDITION IT'S IN
Roof, systems, foundation, drainage. You'll know what you're taking on before the inspection confirms it.
WHAT IT COSTS TO GET THERE
Financing options, what each one means for your offer, and the closing costs people forget to plan for.
THE OFFER AND THE TERMS
Contingencies, timelines, and the negotiation itself — explained as they happen, not after.
Selling, Refined
Listing a home isn't entering it in the MLS and waiting. What it sells for is largely decided before it ever goes live — then adjusted by how carefully you read the response after.
PREPARATION
What's worth repairing, what to leave alone, and what buyers in this market will actually notice.
PRICING
What comparable sales support, and what pricing to attract versus pricing to hold does to your timeline.
PRESENTATION
Photography, staging decisions, and how the listing is written and positioned the day it launches.
MARKET RESPONSE
Showing feedback, traffic, and what competing listings are doing — read as it comes in, with strategy adjusted to match.
SELLER EXPERIENCE
Nothing Here Is Improvised.
Every listing runs the same six stages. What changes is the house, the market that week, and the decisions inside each stage — never whether the work gets done.
01
Prepare
Walk the house together and decide what's worth repairing, what to leave alone, and what buyers will notice in the first thirty seconds. Repairs and cleanup happen before photos, not after.
Between the first walkthrough and the closing table, you should never have to ask where things stand.
02
Position
Price set against the comparable sales that genuinely apply, then checked against what else is available in your range that week. Position is a decision, not a number pulled from an estimate.
03
Present
Photography, staging calls, and how the listing is written. Everything is finished before it goes live — nothing gets quietly added in week three.
04
Launch
Strategically timed for buyer attention. MLS, syndication, and direct outreach happen together, because
a listing's first days on market matter - and you only get one launch.
05
Negotiate
Offers read on terms, not just the top number. Contingencies, timelines, and financing strength — and what each one is actually likely to cost you before closing.
06
Close
Inspection response, appraisal, and the stretch from contract to closing table, with the moving parts tracked so nothing stalls without you hearing about it.
What My Clients Say
"Riley was fantastic to work with! So helpful and answered all of our questions along the way. Very trustworthy in the selection process also, honest about what she saw in homes she showed us, which was very important to us as buyers. Definitely recommend!"
Megan M
"Honestly, we gave up searching for a house. Then we met Riley. She was so amazing ; very open and honest with her advice, always was in the house ahead of us. She made me feel like she was really her for me, not for her to make a profit. This is how we ended up buying a house. She was correct about everything, even with neighbors description."
"I’ve had some really good help from realtors over the years and I’m happy to say Riley is right up at the top of my list for working hard and getting the best results."

Knowing the Market, Block by Block
Real estate is local in a way that's easy to say and hard to actually practice. Pricing, pace and buyer behavior shift from one neighborhood to the next — sometimes street to street. Here's a look at a few of the communities where that detail matters most.
Joplin
A market with real range — established neighborhoods, newer construction and everything in between. Comparable sales here can vary block by block, which is exactly where local read matters.
Carl Junction
A smaller market where neighborhood, school district, lot size and condition can create meaningful
differences between seemingly similar homes. Good comps matter here.
Webb City
A mix of long-held family properties and newer development, with buyer interest that swings based on lot size, condition and access. Not a market where one pricing approach fits every listing.
Carthage
From historic homes in town to newer construction and properties with acreage, Carthage requires knowing
which sales are truly comparable —not simply which ones are nearby.
